The building was sited at the main entrance to the industrial park to attract prospective businesses.
Exterior coatings were introduced in multiple colors to diminish the expanse of the building.
COOL SPRING INDUSTRIAL PARK SPECULATIVE BUILDING
This building, was the solution to an effort by Horry County to stimulate development in the Cool Spring area located in the town of Aynor. This 58,610 SF speculative building was built as a shell with maximum flexibility in mind, with the ability to expand to double its capacity. The structure is steel framed with precast concrete wall panels and built-up roofing. The entry was enhanced with a storefront window system, brick veneer exposed metal trusses and standing seam metal roof.
